How Much Does An Office Fitout Cost?

When your business is considering a refurbishment or a fresh fit-out, some idea of ballpark costs is always helpful. Whilst an accurate fit-out cost needs to be tailored to the individual project, we’ve put together some average office fit-out costs for our clients. What Is The Average Office Fit Out Costs?

With the caveat that each fit-out will be influenced by a wide variety of factors that could affect cost, we’ve put together some indicative costings for three different office scenarios. Depending on size and the type of facilities you need, there are three main dollar/metre figures to take into consideration.

These are based on: a basic unit; a more up-market, spacious and feature-packed unit; and costs/metre for a more opulent fit-out that’s ideal for high-calibre space where it’s important clients and visitors receive the very best impression of an organisation. $600 to $800 Per Square Metre (ex. GST)

If cash is a concern and you want a fit-out that’s attractive and functional, but with no added extras, a basic package is probably the best option. To increase flexibility, accommodate growth and make diversification a straight-forward process, we usually recommend an open plan office at this sort of budget.  An open-plan environment can be filled with modular work stations, as well as be sub-divided using cost-effective partitions

Through sub-division, it’s possible to carve out one or two meeting rooms, as well as create a breakout area, a staff room and any other specific features needed. Reception is likely to be a fairly modest affair, incorporating a desk, but little else. Because this type of environment is popular with businesses which don’t have a customer-facing environment, a Reception area isn’t always needed.

$850 to $1200 Per Square Metre (ex. GST)

Ideal for most small to medium businesses, a medium spec fit-out provides plenty of little luxury touches, whilst staying within an affordable price range. For this type of fit-out costs, you can expect carpet tiles, higher-end furniture, a boardroom with AV facilities, meeting rooms, staff restroom facilities (including showers) and a smart Reception area, complete with space-specific decor.

This is a fantastic fit-out option for customer-facing businesses who want a comfortable, appealing environment for workers and staff. There would also usually be an opportunity to incorporate climate control, as well as create an open plan office which includes work stations for employees.

$2000 Per Square Metre & Over (ex. GST)

For prestige businesses that wish to retain high-calibre staff and deal with a high-end client, an executive-level fit-out is essential. This type of fit-out is specifically tailored to the needs and tastes of the client, with interiors showcasing corporate branding, influences and preferences throughout. Almost any type of floor plan can be accommodated, although we expect that there will be a greater need for smaller rooms, meeting rooms and partitioned space.

In some cases, this grade of fit-out will be used for multiple tenants. As you would expect for a high-end spec, each area of the fit-out benefits from premium materials and features. The Reception area, for example, may feature real carpet as well as natural materials such as stone or timber (such as a marble countertop or a bespoke desk). Similarly, breakaway areas may feature a high-grade coffee machine or premium dining facilities.
